Puerto Vallarta Investment Property ROI: How to Evaluate Rental Income
Updated: 2 hours ago
A Puerto Vallarta investment property should be evaluated with property-level numbers, not a promised return for an entire neighborhood. The asking price, operating costs, rental rules and available nights all affect the result. A popular location can still produce disappointing cash flow if the purchase price or expenses are too high.
Calculate income from nights you can actually rent Begin with available nights after personal stays, maintenance and restrictions. Estimate booked nights and the average nightly rate actually collected, excluding pass-through taxes and refundable deposits. Compare assumptions with dated evidence from similar units, including size, view, amenities and rental restrictions. An advertised nightly rate is not a record of completed bookings.
Separate gross revenue from cash flow Subtract platform charges, management, owner-paid cleaning, utilities, HOA dues, insurance, maintenance, property tax and any applicable bank charges. Add a replacement reserve for furniture and equipment. Then model financing and income taxes separately with your advisers. Avoid deducting the same expense twice when a manager's statement already includes it.
For an illustrative purchase, assume USD 450,000 total acquisition and setup cost, 150 booked nights and USD 180 collected per night. Gross revenue is USD 27,000. If operating expenses and reserves total USD 15,000, the remaining USD 12,000 equals approximately 2.67% of that initial investment before financing and income tax. These are invented teaching assumptions, not market estimates or a forecast.
If booked nights fall to 110 while the rate and simplified expense assumption stay unchanged, the remaining amount is USD 4,800, or about 1.07%. Actual expenses would also change. This sensitivity test shows why a single headline ROI is insufficient.
Compare zones through the same worksheet For Zona Romantica, test whether the specific building permits your rental plan and how noise affects the guest experience. For Marina Vallarta, identify the appeal of the actual marina, golf or beach location. For Amapas and Conchas Chinas, evaluate access alongside the view. For Nuevo Nayarit, verify club access and guest restrictions. These are underwriting questions, not a ranking of the highest-return zones.
Questions for property management companies Ask at least two Puerto Vallarta property management companies for an itemized proposal. Clarify commission basis, platform fees, maintenance markups, emergency spending authority, owner reporting, account ownership and termination terms. Ask who handles tax information and guest identification, and what services cost extra.
Request anonymized operating examples that distinguish gross bookings, cancellations, owner stays and net owner payments. Do not compare one manager's gross forecast with another's net result.
Improve the rental offering without promising returns Accurate photographs, reliable internet, comfortable beds, clear arrival instructions and preventive maintenance can improve the guest experience. Prioritize changes using actual feedback and operating data. Test rates by season and booking window, while protecting time for repairs. Confirm building and local requirements before marketing short stays.
Evaluate both income and resale Keep cash yield separate from hoped-for appreciation. Include possible selling expenses and a period without rental income in your downside plan. Review the condo buyer checklist and Puerto Vallarta condos.
Mario Rodríguez Realty can help structure a property shortlist. A qualified accountant and independent advisers should confirm tax and operating requirements. No return, occupancy level or appreciation rate is guaranteed.
