Puerto Vallarta Condo Buyer Checklist: HOA, Parking, Rentals, Views & Resale

Puerto Vallarta Condo Buyer Checklist
Buying a condo in Puerto Vallarta involves more than choosing the best view or the newest building. Two units with similar prices can have very different long-term ownership costs and resale profiles. Before making an offer, compare the property itself with the condominium structure around it. Start with our Puerto Vallarta condos for sale page and use the checklist below during showings.
1. Review HOA dues and what they actually cover
Ask for the current HOA amount, payment schedule and what is included. Buildings may cover security, common-area maintenance, pools, elevators, landscaping, administration, insurance or utilities differently. A lower monthly fee is not automatically better if the association lacks reserves or postpones maintenance.
2. Check reserves and special assessments
Ask whether the condominium maintains reserves and whether there are planned or recent special assessments. Elevators, pools, waterproofing, façades and mechanical systems can create significant shared expenses. A well-maintained building with transparent finances may be more attractive at resale than a building with unusually low dues but deferred work.
3. Confirm rental rules before assuming rental income
If rental potential is part of the purchase decision, review the condominium rules before relying on projections. Some buildings limit short-term rentals, require minimum stays, control guest access or have operating procedures that affect how easily the unit can be rented. Local demand matters, but the building rules come first.
4. Treat parking and storage as real value factors
Parking is especially important in dense or hillside areas. Confirm whether a space is deeded, assigned, exclusive-use or simply available subject to building rules. Storage can also matter for full-time residents and owners who leave belongings while renting the unit.
5. Protect the view by understanding the surroundings
An ocean view is one of Puerto Vallarta's strongest selling features, but buyers should understand nearby lots, construction activity and the unit's orientation. Compare the view from seated eye level, not only from the balcony railing. Also consider afternoon sun, storm exposure and noise.
6. Compare the neighborhood, not only the building
A great unit can still be the wrong purchase if the location does not fit your daily routine. Compare walkability, road grade, beach access, restaurants, traffic and distance to services. Explore our broader Puerto Vallarta real estate page for neighborhood-level context, and the buyer guide for the purchase process.
7. Think about resale before you buy
Even if you expect to keep the property for many years, ask what the next buyer is likely to value. Functional floor plans, reliable elevators, parking, strong views, good building finances and practical access can make a unit easier to resell. Very personalized renovations or difficult access may narrow the future buyer pool.
For higher-end units and private residences, compare the search with our luxury real estate Puerto Vallarta page to evaluate privacy, architecture and premium locations.
Bring the same checklist to every condo visit
Before the tour, send your maximum budget and currency, bedroom and bathroom count, preferred neighborhood, parking needs and travel dates. Keep a separate checklist for each unit and mark documents you still need to review. If you are outside Mexico, ask about a video viewing and list the details you want to see.
